There are a few types of new construction. There are custom-built homes where you work with a builder, designer, and/or interior designer to design every aspect of a new home. Another way is semi-custom. Semi-custom built homes are those that a builder specifically constructs. They will sometimes have different layout options, allowing you to choose finishes inside and outside. You would have the ability to select materials like cabinetry, paint colors, lighting, and more.

So what is the next step after deciding where and what type of home you want to build? Our first tip…find the right team!

Tip 1: Hire The Right Team

One of the biggest misconceptions about home building is that people think in steps. First, find a builder, two, then an architect, and after the home is finished, then a designer. This way of thinking is the worst way to build a house and will cost you more money in the long run! 

It takes a team of people to design new construction, and this team includes a builder, architect, interior designer, a landscape architect, you name it! These professionals work together to develop floorplans because they view the home from various viewpoints. Having the interior designer there at the beginning of the project is vital because the interior designer is the one that draws up the designs and floorplans for furniture placement and will catch potential problems such as lighting placement. 

The further you are into any project, the harder it is to make changes; plus, those changes will cost you more. Starting the conceptualizing process with a designer early on will ensure that your vision is brought to life and within budget.

Tip 2: Have Ideas Ready

Before you can start the designing phase of construction, have an idea of what you want. Your interior designer will ask for images or ideas for the home. Present the designer and builder with concepts or pictures of some styles and architectural aspects you love. The interior designer will create a cohesive plan with design and mood boards for the home. These boards will make it easier for the architect and general contractor to make your vision a reality. 

Tip 3: Be Prepared To Select Materials Before Construction Can Begin

Picking out all the finishes, colors, and materials gets overwhelming. Let’s not even talk about managing the budget for everything. Be prepared to make many decisions! If designing is not your thing, put your trust in the professionals. The interior designer will pull together samples and pricing so you can understand what the rooms will look like and what you will need to complete the space.

Tip 4: Something Is Bound To Change During Construction, Know That It Will Come Together

There will always be a plan that doesn’t work out during construction. Unfortunately, it is the way of the business. Your interior designer and builder will do everything possible to make the design and plan work. Luckily for you, they have the resources and understanding to manage these projects. They will loop you in when there is a problem that they need your help with. 

Tip 5: While Construction is Going on, Order Furnishings

Having a custom-built home or semi-custom home built and designed by professionals means that your home will be ready to move into at the end of the construction. The rooms are designed for you, so work with your interior designer to order the furniture while the home is under construction. Many furniture pieces like sofas and bedroom furniture may run -12-24 weeks to arrive, so you don’t want to wait until the house is finished. You don’t want to move into a beautiful and empty house. You have spent anywhere from 7 to 18 months building the home, so give yourself the benefit of a finished home to enjoy from the moment you move in!
